Design and Construction of Four Bedroom Villa – Foz do Arelho – Gerrit Jochems

This was to be Gerrit’s second property in the area; he already owned a substantial property on two plots of land on a development close by but had come to require more privacy than this property allowed. Gerrit found a sizeable plot of 6600 metres and we were able to help himm acquire this and to win an argument with the local authority who firstly indicated that it was not permissible to build on the land. We were able to change this initial ruling without recourse to lawyers.

Gerrit already had some plans of a villa in the Algarve and the brief was to modify these to suit local planning regulations. No architect is happy to be presented with a fait-accompli but Arq de Sousa accepted the brief and succeeded in designing a villa which matched Gerrit’s requirements and met with the approval of the planners.

Being Dutch Gerrit was especially concerned about the environmental and energy saving issues connected with the construction of the property and Arq de Sousa designed a house with double cavity wall insulation. Remarkably the villa does not have central heating and has proved to be warm in winter and cool in the heat of the summer. The energy and cost savings on heating and air-conditioning are very substantial.

The house was to be built with materials not normally used in our area and we made a visit to brick suppliers in Holland where bricks from Belgium were chosen. These were used for a large percentage of the external finishings and give the villa a truly distinctive appearance.

Gerrit and his family use the villa extensively throughout the year and are immensely satisfied with the end result. So much so in fact that they have already acquired a piece of land for an investment project.

Four Bedroom Villa – Foz do Arelho

There were two aspects of the design of this property which were fundamental to the client’s future enjoyment of the property. The first was to modify an existing deign which the client presented. This is something which I was reluctant to do and would not have offered to any other client than Ennis. Whilst the finished design was not one which I would have come up with the clients were very happy. The second issue was the innovative design required to match the client’s very demanding specification in respect of energy and cost savings and I am proud to have been able to create a specification for the property in this respect which realised these objectives without substantially increasing the construction costs.

Clients' Comments

"When I was looking to build my second house in Portugal I had no hesitation in asking Ennis to project manage the construction. My existing house had serious damp issues and it was very important for my family and I that our new home was built to a much higher specification than is usual in Portugal. I have personally overseen construction projects in Holland which use advanced water proofing techniques and wanted to introduce some of these methods to the new house. I discussed this with the Ennis team and although I was initially very doubtful that such quality of construction could be achieved in Portugal I am extremely happy with the end result."
